Is this timeshare?

Fractional ownership is often confused with timeshare. The two are very different. Fractional ownership and timeshare are not used the same, they are not sold the same, and they have buyers with completely different goals. A timeshare purchaser is purchasing a vacation tool. A purchaser of fractional ownership is typically looking for a second home lifestyle or a way to manage their entire leisure lifestyle.

Are there Maintenance fees?

Yes, to cover the cost of all of the utilities, maintenance of the property, long term repairs, staff salaries, and several other expenses. The maintenance fee is almost an all encompassing cost. In addition to the maintenance fee an owner will pay property tax and housekeeping fees, there are no other required fees. No utilities, no maintenance, no light bulbs to buy, this maintenance fee assures you of peace of mind. Each time an owner comes to Sunset Shores Resort it is the same resort that they left or better. The cost of the maintenance fee varies on the type of ownership and type of condo chosen.

How do I know when I am supposed to be at Sunset Shores Resort?

A calendar has been made for all of our ownership options that currently goes through 2016.

Are the condos on the water?

All of the condos are on Lake Cadillac. The resort is on the south shore offering the most amazing sunsets to be seen.

What if I need to sell?

Sunset Shores Resort is deeded to an owner by a fee simple deed. This is the same type of deed that most residential purchases use. This means that if you need to sell you simply list it with a real estate agent or for sale by owner.

Can I rent my property?

Through our voluntary Rental Management program you can have Sunset Shores Resort rent the time you specify. We do ask that you do not market and rent the condo on your own. We ask this to maintain the integrity of the rental program.

What if I can’t make it during my scheduled time?

There are still several options to choose from. Put the time in our Rental Management program, deposit the time with Interval International our resort exchange company, or you can offer it for trade with another owner at the resort. Maybe, you could let a family member use it, or give it to a charitable organization.

Can I bring my boat or snowmobiles?

We encourage you to bring whatever will make your time here memorable. We have a private boat launch and docks for your boats. We have ample parking for trailers of all kinds, and you can ride your snowmobile from the resort property.

What do I bring?

We provide all of the basics. Linens, paper products, and table ware are all here. You need to bring any personal effects. We even provide soap and shampoo.

Are pets allowed?

Unfortunately, pets are not allowed. Different people have different standards as to what is acceptable from their pets. It is too difficult to judge an animal before the damage has been done. Also different people have different tolerances to pet dander.

What is the smoking policy?

Sunset Shores Resort is a completely nonsmoking facility. Smoking is permitted on the grounds, it is however extremely prohibited in any building.
